Each year we add stores and digital channels in new and existing markets and optimize the current portfolio through rebuilds, extensions, renegotiations, relocations, and consolidations. The Expansion department is here to support in adding meaningful growth. We are responsible, in partnership with our brands, for all aspects of creating and maintaining a healthy and relevant customer experience and store portfolio; we lease, design, draw, buy, build and maintain each store and constantly follow-up on the existing portfolio. We add new stores and optimize the current portfolio through rebuilds, extensions, renegotiations, relocations, and consolidations.  

Job Description

As a Lease Manager in Sweden, you are part of the Nordic Lease & Legal team within the Expansion Department, which supports all brands within the H&M Group. You are responsible for executing on the expansion strategy and targets in the market, undertaking negotiations and setting the foundation for collaboration and alignment across departments regarding both strategy and projects. You will work closely with the Nordic Expansion Manager and together with the team you will manage the store portfolio which includes new locations as well as existing stores. On this journey you will be a key player in collaboration with external partners as well as internal stakeholders to create the best possible omni customer experience in a geographical area.

Enable long term growth

  • Create the growth strategy by developing and maintaining the roadmap for a geographical region
  • Ensure full potential in the geographical region is mapped by which you create and follow-up on pipeline
  • Stay updated with latest market development/trends and make sure competition is continuously mapped
  • Find top locations and deals for new stores in accordance with developed roadmap

Obtain the best possible deals

  • Optimize each deal by providing fact-based targets for sales, rent and net investment levels
  • Recommend the full business case in terms of fit with market strategy, location requirements, commercial idea, configuration of space, economic and legal terms, and present ready negotiated business cases for approval to country management
  • Coordinate and collaborate with relevant stakeholders such as construction, store design, merchandising, HR, marketing, accounting, visual and security, through the lifecycle of a project
  • Facilitate the deal through the legal and construction process
  • Track and follow-up on the performance of projects (new stores, rebuilds and closures)

Optimizing the existing portfolio

  • Ensure a commercially competitive portfolio in a geographical area
  • Negotiate and be responsible for lease actions of existing stores
  • Find ways to improve the portfolio – keeping in mind the long-term impact

To be successful you need to have an interest in understanding the customer and retail in general. You are positive, have exceptional communication and presentation skills and the ability to get everyone on board. On top of this you need to be confident and not afraid to leave your comfort zone.


  • 3-5 years professional experience in real estate or management consulting – preferable in the relevant real estate market
  • A completed business degree or comparable qualification in further education
  • A good understanding of negotiation and commercial real estate agreements
  • Entrepreneurial spirit with an executing “can-do-attitude” and self-motivating way of working
  • Excellent communication skills (fluent in Swedish and English) and strong negotiation skills
  • Flexibility to travel within the market on a frequent basis

Additional Information

The position is a full-time and located in our Support Office in Stockholm, Sweden. Ideally, you have the flexibility to relocate within the Nordic region in the future, however, this is not a requirement.
